‘Hidden gem areas’ in Merseyside for first-time buyers

Property experts have revealed “hidden gem areas” where first-time buyers “should buy”, according to new data.

Properties in Liverpool city center offer some of the best buys for house hunters, according to analysts at fintech lending firm Proportunity.

According to the company, they are among the “secret gems” because they have the greatest potential investment value for buyers – places that buyers typically cannot look through traditional house price index models.

James Street and its surroundings take the top spot and the nearby seafront is also one of the main growth areas.

According to the research, both loom large due to the number of new developments and converted “iconic” residential buildings in the area.

Outside of the town centre, the analysis identified Crosby East as the best buying opportunity for families and for those looking for additional space.

Proportunity analyzed Liverpool and Merseyside areas to find the best ‘gems’ and the highest potential value for buyers. The top five include:

  • Aughton
  • Maghull North East
  • Aigburth and Grassendale
  • West Park
  • New Brighton

The list is formulated using Proportunity’s potential home value data, which looks at factors such as property undervaluation, expected square footage growth and more.

Vadim Toader, CEO and Co-Founder of Proportunity, said: “Proportunity is about finding an opportunity for buyers in the real estate market.

“It used to be that buying a home was an essential step towards a financially stable future.

“However, there is a £100-200,000 gap between what buyers want – and should be able to afford – and what they can actually afford, mainly due to maximum loan-to-income ratio restrictions and requirements high deposits.

“It can be difficult for first-time buyers to identify which area to live in, especially when it comes to big cities like Liverpool where pockets in the same area can have such different prices.

“We’ve analyzed our data to identify areas of Liverpool that have the highest potential value to future owners to help them narrow down their choices and make the best decision for their long-term future.”
